Moving into a new flat on the Dwarka Expressway is a two-step job: first the flat has to be ready to receive your goods, and only then should the truck be booked. Treat possession and moving day as separate dates, and the second one becomes much easier.
Our page on packers and movers on the Dwarka Expressway describes the corridor and the access questions. This guide is for the buyer or tenant of a flat in a newer project who is working out what comes between getting the keys and carrying in the first carton.
Why is a new-flat move different from moving into a lived-in home?
Because the flat has no history of being lived in, and the society may not be fully settled either. The old flat tells you how the lift behaves and where the neighbours park. A new flat has none of that, and the first families to move in often learn the rules by asking.
The corridor itself is also new. Wikipedia's article on the Dwarka Expressway describes NH 248-BB as a 27.6 km route from Shiv Murti near Mahipalpur to a point on NH-48 near the Kherki Daula toll plaza. It says the Gurugram section runs from the Delhi-Haryana border to the Basai rail overbridge and then on to Kherki Daula, with Sectors 102, 103, 104, 105, 106, 109, 110, 111, 112 and 113 listed along the first stretch. It also says the whole route became operational in June 2025. Access roads and surroundings at a particular society can still be at a different stage from the expressway, so check your own approach.
What should be settled before you book the movers?
Work through these in order. None needs the movers, and each one saves a delay on the day:
- The possession and handover paperwork. This is between you and the developer. The Haryana Real Estate Regulatory Authority says the state has set up two authorities, one for Gurugram district and one for the rest of Haryana, to deal with developer and buyer disputes. We cannot advise on your papers; read the authority's own material and ask the developer.
- A walk-through of the flat. Check the doors, the windows, the taps, the switches and the floor. Note anything unfinished with photographs, and share it with the developer in writing.
- Interior work. If carpenters, painters or electricians are due, finish them before the furniture arrives. Dust and drilling are hard on sofas and mattresses.
- Society permissions. Ask whether a move-in intimation, a deposit, a lift booking or a gate pass is needed. A new society's resident welfare association may be formed only recently; Wikipedia describes an RWA as a non-governmental body with its own bye-laws, so ask who handles move-ins at your stage.
- Utilities. Confirm water, power and gas connection details with the society office, and plan the first night around them.
What does a ready-to-receive flat look like?
Key takeaway
A flat is ready for the truck when the floors are clean, the interior work is done, the lift can be booked for goods and someone with the keys and a room plan will be there.
| Check | Why the crew cares |
|---|---|
| Floors cleaned and, if needed, covered | Cartons and furniture feet mark fresh flooring |
| Doors and lights working | The crew can see and secure the flat |
| Goods lift or service lift available | Sets how many trips per hour |
| A marked spot for each large item | Heavy furniture is placed once, not moved twice |
| Spare plug points and a water supply | Appliances can be placed and tested |
| Parking for the truck | Shortens the carry from vehicle to lift |
Should you ship the household in one go or in stages?
For a flat that is fully ready, one day works. For a flat with pending interiors, staging helps: bring the bulky items last and keep boxes in a single room until the work is over. Wikipedia describes Gurgaon's housing as largely attached housing, with high-rise towers growing in popularity, so most moves in this corridor involve a lift and a society office, and our guide to shifting into a high-rise society in Gurgaon covers that side.
If the flat is not ready but your old home is already handed back, warehousing and storage can hold furniture and cartons until the flat is ready. Say so when you ask for a quote, with the dates you expect on both sides.
How should you brief the packers for a flat you have not lived in?
Send the tower, the floor, the state of the flooring, whether interior work is going on, the lift position and the date you hope for. A rough sketch of the flat, with the position of the bed, the sofa and the wardrobe, helps the crew place furniture in one go. We then prepare a written quote for household shifting, and the packing and unloading are done by the crew.
This article is general information. It is not advice on possession, property papers or society rules, so check them with the developer, the society and the relevant authority before you act.
